Foley Design & Drafting is a drafting company specializing in providing accurate measuring and floor plan drawing services for realtors and individuals that are selling their homes. We use the latest in CAD software for all our plans and our rates are very competitive.
When you hire us to measure and prepare drawings for your listing, you’ll receive a floor plan in an easy to read layout. This includes a fully detailed floor plan for each floor of the home, complete with room names and sizes, all cabinetry, plumbing fixtures, and appliances. We can also include any outer buildings such as barns, detached garages and storage areas when requested.
The plans are provided in Adobe Acrobat PDF format, in either landscape or portrait view. The document orientation that best maximizes the views of the property will be used. The advantage of the PDF format is that it provides realtors the ability to e-mail and/or print floor plans for any number of potential buyers, regardless of computer platform. These PDF files can also be placed on your web site, so everyone can see them when they view your listings online.

How much does your service cost?
Even though we measure and draw all areas including attached garages, carports, storage, mechanical rooms, and porches, we base our fee on the square feet of Livable Area (heated and cooled), that fee is $0.12 per square foot. Accessory buildings (barns, seperate garages, etc.) can also be measured and drawn for a flat fee of $15.00 per building.
Where do you get your floor plans?
We visit each property and do a fresh measurement, inside and out, utilizing established standards set forth by the American National Standards Institute for residential design (ANSI Z765-2003). Our technician then returns to our studio and prepares a drawing and calculates square footage.
How long does the whole process take?
When you order, we often can schedule a technician to measure the next day. The measurement often takes less than one hour per two thousand square feet. After returning to our studio, the drawings are completed and shipped to you within a week, often within 2 days.
I already have construction floor plans from the architect or builder - why do I need yours?
Our floor plans are made for marketing purposes, showing clearly only the information needed by Buyers. Construction drawings are usually the wrong size, not in good condition, or contain too much technical data to be easily understood. Also, during construction, modifications are made to the building that are not shown on the original construction drawings.
I get my square footage from the Assessor's public record. Why should I use the square footage you calculate?
A recent large sample, which professionally measured mostly trendy homes, revealed widespread discrepancies between the actual square footage of homes and the records of the assessor's office. In 18 percent of the cases, the government's square footage was at least 10 percent too low. On the other hand, the number of homes considerably smaller than the assessor's listing was only 1 percent.
This survey also discovered that three-fourths of all the homes included had more square footage than the County records indicated, while the other one-fourth had less. In summary, the average home measured was more than 200 square feet larger than shown by the assessor's office.
We spend a considerable time at the property measuring and then carefully drawing the floor plan to ensure the most accurate opinion of square footage.
An appraiser will measure the house, so why should I hire you?

After drawings are completed, you will receive, by email, a Paypal invoice from Foley Design & Drafting requesting payment. The Paypal invoice will explain 2 options:
Option 1: Payment can be made with your credit card using Paypal.You are not required to have a Paypal account in order to use Paypal.Here's how it works: Click on the Paypal link at the bottom of the email invoice. (You need to be online in order to go to the secure Paypal web site.) You will be asked to enter your name and shipping address. You will be prompted for your credit card, email address, and phone number. After reviewing your information, you may choose to save your information by creating a PayPal account to make future transactions faster OR simply make a one-time payment without creating a Paypal account.
OR Option 2: Payment can be made by personal or business check.
